Spotlighting the town of Pahrump, NV here to see what there is to see, do, shop, be entertained, and more, along with what it's like to live in Pahrump, NV. To start with, Pahrump, NV is about 60 minutes Northwest of Las Vegas, NV, and continues adding to its growth rate repeatedly year after year. It's become more known as prices elsewhere have driven people to see property near to where they want to be, yet away from all the crowds and craziness. Plus, being more affordable allows people to enjoy life more.
There are a few things you need to be aware of when considering buying land in Pahrump, NV.
First of all, don't be fooled by what you see advertised for sale online at cheap prices. They're cheap for a reason. Mostly, because you can't do anything with the land. You can't build on it, you can't get utilities to it, and the town's new restrictions on no more Mobile Homes as of January 2021, means you just have dirt in that case. It's so upsetting to see so many people that get so excited over buying a lot that is so cheap, then they find out what happened in the past left a lot of people with useless parcels of land they couldn't do anything with other than to resell it. Then the next person does the same, and so on, and so on. When Investors bought up large acreage then subdivided it into separate lots promising a new community, but left with the money instead, that devastated a lot of people, which continues to haunt others through time. The county receives extra tax revenue this way, but unfortunately, many of those people stop paying taxes, and then those lots go for auction. The county will not merge the properties together, unless someone buys several side by side and even then, there's no guarantee the county will rejoin the lots, but it seems as though they will, as long as they get the revenue.
So, just remember, just because something is cheap doesn't mean you got a good deal. On the contrary, you may find out that land is useless. It ALWAYS helps to call the county first when buying land to verify what you can and can't do with the land you are buying. Every buyer has the right to a due diligence period. Make sure you take advantage of that and do your homework first. 😉
When looking at anything less than an acre, you need to know that you may have a problem getting water or sewer unless it's already in an area where public utilities exist, or a shared well or septic is provided. To install a well and septic you should consider having at least an acre or more to be safe.
The good news here, is that the land we're selling has Public Water and Sewer in the area as well as Power at the back of the lot.
